When is an EPC needed?

Energy Performance Certificates (EPCs) are needed whenever a property is:

  • Built
  • Sold
  • Rented

You must order an EPC for potential buyers and tenants before you market your property to sell or rent.

An EPC contains

  • Information about a property's energy use and typical energy costs
  • Recommendations about how to reduce energy use and save money

An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient)

Does my property need an EPC?

Yes. From 1st October 2008, all buildings, whether residential, commercial or industrial, will be required to have an Energy Performance Certificate (EPC) that is no more than 10 years old, for every occasion when they are bought, sold, or rented. The requirement for such certificates will come into force for all premises when they are let after 1st October 2008.

Landlords and agents need to have an EPC within seven days or marketing a property or risk getting a penalty from Trading Standards.

If you have a lodger an EPC is not required.

What is an Energy Performance Certificate?

An EPC shows the efficiency and environmental impact of your property. It is rated on a scale, showing the current rating and the potential rating.

How can I improve the rating?

The report will come with some recommendations on how the rating can be improved.

As a rough guide general improvement listed below can make a big difference:

How often do I need to do an EPC?

An EPC will need be renewed every 10 years.

Are there any penalties for not making an EPC available?

You can be fined £200, even if you are fined you will still need to obtain an EPC

Buildings that don't need an EPC

  • Places of worship
  • Temporary buildings that will be used for less than 2 years
  • Stand-alone buildings with total useful floor space of less than 50 square metres
  • Industrial sites, workshops and non-residential agricultural buildings that don't use a lot of energy
  • Some buildings that are due to be demolished
  • Holiday accommodation that's rented out for less than 4 months a year or is let under a licence to occupy
  • Listed buildings - you should get advice from your local authority conservation officer if the work would alter the building's character
  • Residential buildings intended to be used less than 4 months a year.
